FREQUENTLY ASKED QUESTIONS

  • How much is the application fee?
    Our application fee is $50 per person; however, it is due when a lease is signed. There is no fee to submit an application to our team.
  • Do I need a co-signer?
    All full-time students require a co-signer. Non full-time students may be required to have a co-signer depending upon their income level and credit history. If you are planning to pay rent on your own, please be prepared to have pay stubs, bank account information and credit history available for our team to review.
  • How much security deposit is required?
    Security Deposit is equal to one month’s rent. Security Deposit is NOT to be used as first or last month’s rent.
  • Is lease by property or by bedroom?
    We do not lease properties by bedroom. There is one lease per property/unit.
  • When is rent due?
    Rent is due the first (1st) of each month. All tenants & cosigners are on one lease and therefore responsible for the entire yearly payment.
  • How much is the late fee after the five (5) day grace period?
    Late fee is 5% of total amount of rent for month, not calculated on the balance due. Our team will send emailed rent reminders to the main contact on the lease. If we do not receive a response regarding a late payment, you will receive a late fee.
  • What utilities are included in my monthly rent?
    Rent does not include utilities unless indicated on your lease. A few of our rentals do include utilities.
  • Where do I mail my rent?
    P.O. Box 1443, Hockessin, DE 19707 If sending by USPS Priority Mail or similar, use address 10 Mill Park Court Newark, DE 19713.
  • Where can I drop-off my rent?
    10 Mill Park Court Newark, DE 19713 There is a drop-box outside. Deliver cash during our business hours of 8:30 to 3:30 and we will give you a receipt for your payment. Do not leave cash in the drop box.
  • What are payment options?
    We accept cash, checks, credit cards or ACH payments. All electronic payments must be made online from your emailed invoice.
  • Who is available for repairs/maintenance?
    We have maintenance service available 24/7.
  • What if I lock myself out?
    We charge a fee of $60.00 if we need to come let you in. You may also call a locksmith to let you in and pay them directly.
  • Can I sublease?
    No, you may not sublease. The tenant may find a replacement for the lease. There is a $150 fee for a Change of Rental agreement.
  • Can I have a pet?
    We do not allow pets unless there are special circumstances. A service animal will be authorized for disabled (handicapped) tenant(s) upon written request and proof of disabled status. For these special circumstances, if the pet is approved by the landlord, a Pet Addendum and security deposit of $150-500 will be required depending on the animal. Landlord reserves the right to meet the pet before authorization.
